Legal due diligence on a property before purchase

I carry out a complete legal check of a property before purchase: the seller’s ownership and how it was acquired, going back through the whole chain; registered encumbrances (mortgages, attachments, claims); consistency between the notarial deed, the cadastral map and the tax assessment; the construction status and the existence of a permit for use. For inherited and co-owned properties I also check all persons with rights in the property. The result is a written opinion setting out the findings and a recommendation on whether, and on what conditions, the transaction is safe.
